Insulated garden office

We build fully-insulated garden rooms — home offices, studios and side-shed combinations — across Surrey and West Sussex. Every room is a proper structure: timber-frame walls with PIR insulation, vapour control, EPDM or membrane roof and first-fix electrics. Not an oversized shed. You can sit in them in January without a coat.

What's included

What goes into a garden room

Foundation & base

Ground-screw foundations on most jobs — no mess, no concrete pour, ready the same day. Pads or slab where site conditions demand it.

Insulated frame

Timber C24 wall frame with 100mm PIR board insulation, breather membrane and cladding (cedar, western red or painted softwood). Floor and roof similarly insulated for year-round comfort.

Roof & drainage

EPDM single-ply rubber roof (20-year warranty) or standing-seam metal. Hidden downpipe, concealed guttering, proper overflow on low-slope designs.

Joinery & interior

Internal stud, insulated floor, plasterboard or painted ply linings, skirting, trims and door hanging. We'll fit flooring, lighting and power sockets to finish.

First-fix electrics

Armoured cable run from the house consumer unit to an RCD-protected sub-board in the room. Sockets, lights, heating (heat pump or radiator) — all certified Part P.

Optional side-shed combo

Popular upgrade: a lean-to store for bikes, bins or tools on one end of the garden room. Same cladding, seamless roofline.

Timescale

How long does a garden rooms job take?

A standard 4×3m insulated garden office takes 3–5 weeks on site. Larger studios or office-plus-storage combos run 5–8 weeks.

Every job is different — we'll give you a firm timescale in our quote, and flag anything that might affect it (awaiting materials, party-wall agreements, structural sign-off).

Garden Rooms FAQs

Common questions.

Do I need planning permission?

Usually no — a garden room under 2.5m eaves height and covering less than 50% of the garden is permitted development. Conservation areas, Article 4 directions, listed buildings and homes with existing outbuildings can change this. We'll check before quoting.

Can I work in it year-round?

Yes — that's the whole point. With 100mm PIR in walls, floor and roof, plus a small oil-filled radiator or heat pump, the room holds 20°C comfortably through the worst weeks of winter and stays cool in summer.

Can you run full power and internet out?

Yes. We run armoured cable on a dedicated circuit from your house, terminated to its own consumer unit in the room. We'll also run a Cat6 cable for hard-wired internet — far more reliable than relying on Wi-Fi across a lawn.

How do you price a garden room?

We scope the actual footprint and spec against your garden — base type, wall build-up, cladding, roof, electrics, joinery and internal finish. You get a single written quote with a breakdown, not a per-square-metre rule of thumb.
